Application of Highway Digitization in Infrastructure REITs

摘要：基础设施是我国社会经济发展的基础，基础设施领域不动产投资信托基金（REITs）通过持有高速公路资产，推动高速公路从重资产向轻资产的转变，并实现资产保值增值与持续的股息收益率。高速公路数字化对 REITs 具有重要价值，三维数字化设计和数字化运维等在高速公路全生命周期中应用，提升了高速公路设计施工、运营养护和管理的效率与价值。高速公路数字化有助于简化REITs 发行，降低风险和成本，但需协调管理以确保收益。
Abstract: Infrastructure serves as the foundation of China's socio-economic development. By holding highway assets, the Real Estate Investment Trusts (REITs) in the infrastructure sector facilitate the transformation of highways from heavy assets to light assets, thereby realizing asset preservation and appreciation, as well as sustained dividend yields. Highway digitization holds significant value for REITs. The three-dimensional digital design and digital operation and maintenance are applied in the whole life cycle of highways, which has improved the efficiency and value of highway design, construction, operation, maintenance, and management. Highway digitization contributes to simplifying the issuance of REITs, reducing risks and costs, but it necessitates coordinated management to ensure profitability.
